Whether you have built before or this is your first custom home we provide professional guidance throughout all phases of construction to make building your home an enjoyable and rewarding experience. From lot selection to architectural design to interior detail we have the experience and expertise to bring your dream into reality.
GETTING TO KNOW YOU -
Our first sit-down meeting offers us the opportunity to learn about you and share in your vision of your new custom home. It gives us a chance to talk about the community, lot selection, architectural style, size, budget, your timeframe, and most importantly your lifestyle so that we can help design your home around the way you live.
LOT SELECTION -
A proper setting for your new home is essential. If you have not already we help you find the perfect location for your new home. Once we find a location we offer our experience and expertise in incorporating the natural landscape, views, and sun orientation to properly set your home.
INITIAL ARCHITECTURAL PLANNING & COST ESTIMATE -
With the information gathered during our initial meetings and along with your input we work with our architect to translate your vision to paper. Incorporating your lot’s features, your personal taste, and lifestyle we produce a unique home that is tailored to you. From this small scale architectural plan we can give you a close estimate of what your new home will cost to aid you in budgeting and financing.
FINANCING -
John Merritt Home has strong relationships with several local financial institutions that we can introduce you to that can provide you with attractive and affordable financing options. We can also work with any institution you already have a relationship with as well as work with you directly.
ARCHITECTURAL DESIGN & SPECIFICATIONS DEVELOPMENT -
Now it’s time to bring your plans to life. After collectively revising the initial small scale plans with our architect until they meet with your approval. We then develop a small scale front elevation and detailed specifications (Specs) that describe the building process, materials used, and allowances in your new home. Once we have finalized any additional changes that need to be made in the small scale our architect will produce a full set of detailed construction drawings that we will review with you answering any questions you have and making any changes necessary to making sure every detail of your new home matches your vision exactly.
TURN KEY BID & CONTRACT -
With the revised full scale construction drawings and Specifications we will provide you with a detailed Turn Key Bid Proposal and construction schedule. In our bid proposal depending on your needs and tastes we will include details and pricing on certain options for your consideration such as energy saving  features, home security, and the latest in home automation and entertainment technology. Once any final changes have been made we will provide you with a construction contract for our signatures.
SELECTIONS -
At John Merritt Homes we guide you every step of the way through the selection process. From working with our professional decorator to select interior and exterior colors and materials to meeting with our preferred suppliers to select your plumbing, lighting, appliance, front door and hardware selections, to meeting with a landscape architect to developing a vision for your exterior space we are there with you to help and guide you to the realization of your dream home.
FINANCIAL CLOSING -
John Merritt Homes will provide the contract, plans and specifications to your financial provider so they can have an appraiser validate the market value of the home and prepare closing documents. We will also go over how the funding process works as we build your new home and answer any questions you have concerning financial arrangements.
CONSTRUCTION OF YOUR NEW HOME -
At John Merritt Homes we take pride in our personal service and attention to detail. We diligently supervise your home's construction from start to finish and keep you informed every step of the way. We schedule several walkthroughs throughout the construction process with you to answer your questions and assure that every detail is as you envisioned it. We continually walk through the job site looking for improvements or additions to make your home a more functional livable space and bring these ideas to your attention. We encourage your involvement and you are welcome to visit your home as much as you like during its construction.
FINAL CLOSING -
Congratulations on your new home. Once construction is completed we will take you on a walkthrough of your new home explaining the operation, maintenance, and emergency procedures of its components. We will provide you with a list of all subcontractors and suppliers that helped create your home.
NEW HOME WARRANTY -
At John Merritt Homes we stand by our work and offer one of the best warranties in the industry with a one-year cosmetic, two-year mechanical and ten-year structural warranty. We are locally family owned and operated so you can be assured that any warranty issues will be handled quickly and professionally.
